This process is so simple for guests to complete. It will ask them to upload a copy of a government issued ID, such as a passport or driver’s licence to be verified and also linking their Airbnb account to another profile, such as Facebook or other social media accounts. If you get a booking request from a guest who otherwise meets your criteria, remember it’s ok to ask them to complete this process before accepting their booking. It gives you more peace of mind and for them access, to their preferred home!
REVIEWS
In the Airbnb community, reviews really are the best way to know more about your guests. What have other hosts said about them? How many positive reviews do they have? Are there any negative reviews and, if so, why? While a significant proportion of negative reviews should raise a red flag, it’s worth digging a little bit deeper before you reject the booking request. The best way to do this is to click through to the host’s profile and see what your potential guest has written and compares to other reviews for the same host. If all reviews are negative, it’s probably the host who’s letting the guests down. It’s also good to keep in mind that sometimes, if a host senses their guests will review them negatively, they leave a less than favourable review of their own.
TRIP PURPOSE
This one is simple. If the trip purpose matched and aligned to your house specific rules, then it should be good. It doesn’t’ matter whatever they do outside of the house as long as you’re sure that they are well aware of the things that they should do and not do inside the property.
COMMUNICATION
The way guests communicate with you can provide a whole lot of useful insight into the kind of guest they’re likely to be. Are they responsive, polite and answering your questions? Great! Are they confusing, difficult to contact or asking strange questions about the property or even your neighbors? Politely decline their request and move on. Another thing to watch out for are the guests who try to book outside the platform. As soon as you do transactions this way, you’ll lose all the platform protection. Transact at your own risk.
